BUY A PROPERTY IN BULGARIA:
1. CONTACT ME via email or directly by phone to arrange viewing of the property you are interested in. Viewing will be arranged at your convenience.
2. PUT IN AN OFFER.
When you are sure you want to buy the property, give an offer. Most of the asking price of the properties for sale are opened to negotiation. I will pass your offer to the seller where you can come to an agreed price.
3. RESERVE THE PROPERTY.
After the offer is accepted I will send you a Reservation agreement to sign and bank account details to pay a deposit. After the deposit is paid the property will be taken off the market. Completion is 4-6 weeks after receiving the deposit. This will give me time to obtain all legally required documents to complete the sale.
4. GIVE POWER OF ATTORNEY TO A LAWYER.
You will need to decide whether you want to return to Bansko to sign at the completion of the purchase which happens in front of the Notary or whether you prefer to give Power of Authority to a legal representative to sign on your behalf. I can recommend some independent local lawyers or you can use your own lawyer. The lawyer will send you a package of documents which you will need to sign in the Bulgarian embassy or before a Notary. Once documents are signed all you need to do is to post them over to Bulgaria.
5. SET A CLOSING DATE BEFORE A NOTARY PUBLIC
Your lawyer will arrange an appointment with a Notary and will sign the Notary Deed. The remaining funds will need to be transferred to Bulgaria to Notary’s escrow account before this date.
CONGRATULATIONS! You are a proud owner of a property in Bulgaria.
